1. BASIC TERMS OF THE LEASE

1.2. PURPOSE

The Premises will be used solely for the exploitation of administrative services.

Noise: We do not accept calls or video conferences without the wearing of headphones and the use of voice recognition. You are required to maintain an acceptable noise level for other members who work in the open area and in neighboring offices.

Visitors: You are responsible for welcoming your own customers by opening the locked front door for them at all times. Your clients are not allowed to use the meeting room outside of the reserved hours or in your absence.

1.3. DURATION:

Lease for one (1) month.

1.4. RENEWAL

The lease is renewed automatically every month.

If the Tenant wishes to terminate his lease, the Tenant must notify the Lessor at least thirty (30) days before the beginning of the next month.

However, during the first month of rental, the Tenant may announce its non-renewal seven (7) days before the expiry of the first term of the lease. The said exception applies only for that specified period.

1.5. RENT

Subject to section 4.1.1 of the lease, the Rent is $ 650.00 per mouth for 1 person or $ 750.00 per mouth for 2 persons, (plus any GST, QST and other applicable sales taxes).

The rent is payable by credit card.

The tenant receives his bill by email and is billed (automated payment) on the 1st of each month.

If the position is not rented for the full month, the rent will be prorated for the rented days.

The rent and all other additional costs (such as printing) are automatically deducted on the 1st day of the month, all after sending your invoice.

1.6. THE LESSOR’S RIGHT TO ENDING THE LEASE:

The lessor reserves the right to end the lease with a notice period of thirty  (30) days.

In case of non-respect of the conditions and rules, the Lessor reserves the right after a second warning to end the lease (with fees) with a notice of forty-eight (48) hours.

1.7. RENTED PREMISES:

The CLOSED OFFICE at 368 Fairmount Avenue West, Montreal, Quebec, H2V 2G4 is made exclusively available to the Lessee in exchange of rent payment (see a plan of the premises in annex to additional terms and provisions)

1.8. FURNITURE:

The furniture inventory included in the Lease is the following: 2 work desks; 2 office chairs; 1 lockable filing cabinets; 1 storage shelf unit.

1.9. CONFERENCE ROOM:

The Tenant may use the meeting room at no additional charge. He can book a maximum of three (3hours) per day and must cancel his reservation in case of change. The Lessor reserves the right to modify the Lessee’s reservation period for the conference room, so that every member of the space has equal access to the conference room, in accordance with the additional terms and provisions of the current lease, in paragraph 5.10.1.

1.10. EVENTS : (all events are cancelled- COVID)

The Lessor occasionally organizes public events that take place outside of business hours. The Tenant has notified by email several days in advance.

1.11. GUARANTEE DEPOSIT FOR THE ELECTRONIC KEY:

The tenant must give a deposit of $ 50 for an electronic key giving access to Espace Mile End. This deposit will be refunded in exchange for the electronic key that will be returned in good working order, during the week following the expiration of the lease.

1.12. The terms and additional provisions of this lease are available (*only in french) online at https: //www.espacemileend.com/bail-lease/ and form part of this lease. The Tenant acknowledges having read these terms and provisions and acknowledges their effectiveness.
